The North Houston real estate market is alive and well, thanks to the thriving communities of Spring, the Woodlands and Conroe.
Spring
Spring is a quaint respite from the hustle and bustle of the city, yet is close enough to downtown Houston for an easy commute in and out of the city. Spring was originally a railroad town in the 1800s, and signs of that old-world town are still evident, particularly in Old Town Spring, a lively shopping center filled with beautiful, restored buildings and purveyors of crafts, antiques and clothing, just to name a few.
The Woodlands
The Woodlands is a massive, master-planned development which consists of five, residential villages surrounded by beautiful greenbelts, hiking and biking trails, and community parks and playgrounds. The villages in the Woodlands vary greatly regarding price and style, thereby affording homeowners of various tastes, needs and budgets the chance of home ownership within this extraordinary development.
In addition to the residential villages, the Woodlands is home to more than 700 companies and employs more than 16,000 people. In fact, there are over 5,000 acres devoted to commercial and industrial industries within the development.
Conroe
Conroe is ideally located just 35 miles north of downtown Houston, and residents enjoy an easy commute in and out of the city via Interstate 45. Conroe boasts many residential areas, as well as open land suited for horses and livestock.
Conroe real estate differs greatly, as it is not uncommon to see both small, unassuming houses and multi-million dollar estates. Conroe also enjoys a fabulous location near Lake Conroe, a massive, 21,000-acre lake on which residents can enjoy boating, swimming, fishing and water skiing, just to name a few.
Current Real Estate Conditions
The communities of North Houston have continued to thrive, even during the national housing market slump of the past, few years. In fact, the Local Market Monitor continues to rank the Houston-Sugar Land-Baytown metropolitan area as one of the strongest areas in the nation for home sales.
However, North Houston has seen a shift in the price of homes being sold. First-time home buyers are flooding the market in North Houston, and are gravitating toward reasonably priced homes with an average listing price of $200,000.
