Throughout all of turmoil of the last year, there seems to be one area of Houston that breezes by, unscathed, time and time again.

The Houston-Sugar Land-Baytown metropolitan area continues to show strong home prices, and is expected to continue over the next, 12 months, according to the Local Market Monitor.

Other strong areas in Texas that are expected to perform well include the Dallas-Plano-Irving, Fort Worth-Arlington, San Antonio and Wichita Falls areas.

Real Estate Opportunities in Riverside Terrace

Riverside Terrace is one of those Houston communities that has seen its share of change, and will certainly prove to be a hot spot for real estate as Houston residents rediscover the splendor of the homes in this sleepy little town.

From towering oaks with beautifully draped Spanish moss, to outstanding architecture ranging from the Art Deco to the Mid-Century modern eras, Riverside Terrace boasts some of the most beautiful homes; it seems, however, that many of them have all but been forgotten.

Originally established in the 1930s, Riverside Terrace was home to many of Houston’s wealthy Jewish families who could not, at that time, reside with the Protestants in River Oaks. Ideally located near the Medical Center and Hermann Park, Riverside Terrace not only has great homes, but a great proximity to many areas of the city.

The widening of Highway 288, in 1959, along with racial tension regarding the influx of wealthy African Americans, proved to be the catalysts that drove most of the Jewish families out of Riverside Terrace.

Although Riverside Terrace was, during the 1960s, home to predominantly wealthy African American families, many of the homes soon fell into disclosure or were neglected.

However, today we see a revitalization taking place in Riverside Terrace. The stunning, mid-century mansions have kept a consistently strong market value as new homeowners are sweeping into to restore these treasures to their once-magnificent selves.  That is not to say, however, that this area still doesn’t have its share of worn-down, neglected homes, but, little by little, Riverside Terrace is bouncing back, and in a big way.

Its close location to downtown Houston, the Museum District and the Medical Center, and its stunning array of gorgeous, mid-century mansions will surely enable this fascinating neighborhood to once again rebound and become one of the Houston’s finest neighborhoods.

A Closer Look at the Real Estate of the Memorial Villages

The Memorial section of Houston is home to six villages, aptly called Memorial Villages, or simply The Villages. These villages, which boast their own municipalities and fire and police departments, speak of old-world charm and quiet, country living.

It is common to pass a sprawling, country estate or beautiful, expansive lots surrounded by towering trees while in The Villages. What are not common, however, are commercial intrusions, as retail establishments are permitted only along The Villages’ borders.

  • Bunker Hill Village - Bunker Hill Village is home to over 1,200 upscale, single-family homes with values ranging from $600,000 to over $3 million.
  • Hedwig Village – The value of the 656 single-family homes in Hedwig Village vary widely from $56,000 to nearly $3 million.
  • Hillshire Village – The small village of Hillshire has just approximately 700 residents, yet it is ranked as the 10th wealthiest community in Texas, according to capita income. It comes as no surprise then that homes in Hillshire Village generally exceed $500,000.
  • Hunters Creek Village – The village of Hunters Creek includes over six miles of hiking and biking trails and is home to just over 4,000 people. There are approximately 1,400 homes in this village, and their values range from $100,000 to over $3 million.
  • Piney Point Village – Piney Point Village has earned a reputation for being the third wealthiest community in Texas, per capita income, as the median household income stands at about $185,000. Piney Point Village also boasts some of the most expensive real estate in the Villages, if not Houston. Home values here range from $600,000 to nearly $20 million.
  • Spring Valley Village - The walking neighborhood of Spring Valley Village boasts sweeping green spaces and plenty of hiking and biking trails. About 3,600 residents call Spring Valley Village home. The average sales price for a home in Spring Valley Village is $567,000.
