Growing up North, I’ve always been fond of residential suburbia, which greatly defers from subdivision living encountered upon moving to newer and expanding locations, such as, Houston. However, the growing trend in housing is “master planned communities”, which according to Chris Fiscelli writing in Reason Public Policy Institute, are “suburbia’s response to the boring, cookie-cutter, detached globs of housing that still make up much of America’s suburban nation”. The distinguishing markers of a master planned community are as follows; golf courses, expansive parks with bike paths and jogging trails, and even community clubhouses with recreational facilities, such as, pools and spas. So it seems that just as Americans are demanding more amenities and luxuries in their everyday products i.e.; cars, cell phones, we are now requiring our neighborhoods to supply an abundance of recreational amenities from which to choose but how do you know which community works best for you and your family?

Master Planned Communities: Cypress-Bridgeland

Bridgeland is an 11,400 acre master-planned community in northwest Houston, which includes 3,000 acres of open space. Bridgeland’s appeal lies in its fusion of outdoor amenities and its award winning schools in Cypress Fairbanks ISD. Offering 60 miles of interconnecting trails, Bridgeland connects community residents from border to border. Breathtaking views, courtesy of over 900 acres of Bridgeland lakes and waterways along with vast outdoor space won’t be diminished by unsightly power lines because Bridgeland has buried all underground power lines. Most appealing to the environmentally friendly residents is Bridgeland’s self-sustaining irrigation; it is the first community in Houston to embrace the ‘Purple Pipe’ system, which uses recycled water from Bridgeland lakes to irrigate all common areas. Bridgeland offers a variety of housing options with prices ranging from the $160s to custom home designs over $1 million. These are just some of the qualities that have earned Bridgeland the title of #1 master-planned community in the nation by the National Association of Home Builders.

The great part of owning a home in Spring Texas is the fact that you have affordable housing in safe and clean neighborhoods that are available with the quality of life quotient remaining high. The reason homebuyers can enjoy a luxury lifestyle while dining out, shopping, and enjoying many outdoor activities is the fact that this unincorporated area is almost entirely surrounded by upscale neighborhoods, a planned community, and the best, and biggest fresh water lake in southeast Texas.

The average price of a home in the Spring Texas real estate market has gone from $115,000.000 in 2008, and has peaked several times during the two previous years near the $130,000.00 level. Now the average single-family home in Spring is well below the previously mentioned numbers and hovers just above $106,000.00. Making the monthly mortgage payments a couple of hundred dollars a month less than what a three bedroom, two bath luxury apartment costs in the Houston area.

The Woodlands which was, and or is still really is apart of the Spring Texas area depending on whom you poll for this information was created by George Mitchell who started buying up parcels of land in the late sixties. This was to create his vision of what a community should be like in the future for upscale homes, that families could raise their children in, safe from the crime-riddled city of Houston. He aggressively purchased all the land he could from the frontage road of Interstate forty-five and going west almost to Tomball.

Now The Spring Woodlands area as it is called may have very different lifestyles as far as the home prices, and level of living, but all of the same fine dining, shopping, and entertainment venues are shared by both. This is the equivalent to being able to own a new home for less than a hundred and twenty thousand dollars, but located one block from the Galleria shopping district.

The Lake Conroe area caps Spring to the north, which has a large base of waterfront properties that also help keep home prices in check for areas south. Plus, the fact that any resident in the Spring area is just minutes from being able to go water ski, jet ski, Bass fish, or just go trolling around the expanse of the lake on their pontoon boat. There are not too many real estate offerings in this country that can have best of both worlds, but fortunately, for the citizenry Spring, this is accomplished this quite easily.

Northwest Houston has its share of new home communities, and it’s no wonder. This section of Houston is known for its accessibility to Houston and all of its excitement and opportunities; yet it also offers residents the ability to raise their families in superb communities, away from all the hustle and bustle of the city.

Case in point: the community of Fairfield is Northwest Houston’s newest gem. As part of the prestigious Friendswood Development Company, Fairfield provides residents of Cypress with outstanding homes and outstanding community amenities.

Northwest Houston new homes are often luxurious and packed with great, family friendly features, and Fairfield is no exception. Fairfield has added to the development found along the Highway 290 corridor, and homes in this community suit nearly every budget, as they are priced from the $140,000s to the $700,000s (there may be homes that reach nearly $1 million once build-out is complete). In addition, many of the homes are located on oversized home sites.

Another perk of living in Fairfield is that it is served by the Cypress-Fairbanks Independent School District, an award-winning, highly acclaimed school district. Fairfield has several of the schools located within the community.

Fairfield is not only known for its exceptional homes and school system; in fact, this community, according to Northwest Houston new homes standards, boats some pretty great community amenities and services, including:

15,000-square-foot athletic club

Competition-size swimming pool

Lighted tennis courts

20-acre sports park with both baseball and soccer fields

Eight lakes, six parks and six neighborhood swimming pools

Plenty of pocket parks and greenbelts (many of the trails and greenbelts connect the neighborhoods within the community)

Currently, there are 4,500 new homes in Fairfield; the community at build-out will accommodate 5,600 homes. The total acreage of Fairfield is 3,200 acres.

The builders involved in the Fairfield development include:

Lennar

Perry Homes

Ryan Custom Homes

Trendmaker Homes

Highland Homes

Village Builders

Triumph Homes

Westin Homes

The North Houston real estate market is alive and well, thanks to the thriving communities of Spring, the Woodlands and Conroe.

Spring

Spring is a quaint respite from the hustle and bustle of the city, yet is close enough to downtown Houston for an easy commute in and out of the city. Spring was originally a railroad town in the 1800s, and signs of that old-world town are still evident, particularly in Old Town Spring, a lively shopping center filled with beautiful, restored buildings and purveyors of crafts, antiques and clothing, just to name a few.

The Woodlands

The Woodlands is a massive, master-planned development which consists of five, residential villages surrounded by beautiful greenbelts, hiking and biking trails, and community parks and playgrounds. The villages in the Woodlands vary greatly regarding price and style, thereby affording homeowners of various tastes, needs and budgets the chance of home ownership within this extraordinary development.

In addition to the residential villages, the Woodlands is home to more than 700 companies and employs more than 16,000 people. In fact, there are over 5,000 acres devoted to commercial and industrial industries within the development.

Conroe

Conroe is ideally located just 35 miles north of downtown Houston, and residents enjoy an easy commute in and out of the city via Interstate 45. Conroe boasts many residential areas, as well as open land suited for horses and livestock.

Conroe real estate differs greatly, as it is not uncommon to see both small, unassuming houses and multi-million dollar estates. Conroe also enjoys a fabulous location near Lake Conroe, a massive, 21,000-acre lake on which residents can enjoy boating, swimming, fishing and water skiing, just to name a few.

Current Real Estate Conditions

The communities of North Houston have continued to thrive, even during the national housing market slump of the past, few years. In fact, the Local Market Monitor continues to rank the Houston-Sugar Land-Baytown metropolitan area as one of the strongest areas in the nation for home sales.

However, North Houston has seen a shift in the price of homes being sold. First-time home buyers are flooding the market in North Houston, and are gravitating toward reasonably priced homes with an average listing price of $200,000.
