What Will Two Hundred Thousand Buy Today?

Well quite a bit actually, and right now if a person has great credit and a down payment they can buy a dream home for two hundred thousand dollars. The State of Texas has always had more affordable housing, even in the luxury end of industry, but if you take that same amount and try to buy a home in Chicago, New York, or Hawaii, and you will not receive very much for your money. Currently a studio apartment on East 54th street in New York is going for $319,000.00, and that does not include the $568.00 monthly maintenance fees.

Right now a home shopper in the Metro area can find three bedroom two and one half bathroom homes that are new construction from the $121,000.00 range and up. Dual income households can easily afford the monthly mortgage payments, and up keep costs. One problem is that those typical thirty year mortgages are harder and harder to come by today. Most home loan lenders want bigger down payments, and a fifteen-year term. They are still gun shy from the fall out of all those sub-prime loans that were approved in the 2000s.

If you do not mind the commute, some super custom luxury homes, in areas like Spring, The Woodlands, Conroe, Magnolia, and Tomball are widely available. The Spring Texas area has been voted one of the most affordable and best places to live by many real estate, and financial publications in recent years. It is perfectly situated for work, outdoor activities, dinning, and entertainment. Add all those previously mentioned attributes to a reasonably, or below market priced home, and you have your own personal nirvana.

Prices remain extremely high in the Galleria, Hedwig Village, Memorial, and Spring Branch area, and unfortunately, $200k is not going allow for the purchase of a mini mansion or personal compound anytime soon. However, looking further west there also seems to be homebuyers frenzy out toward the Cypress, Texas area, and many PGA designed golf courses are popping up out there too.

For persons relocating their families to the Houston Metropolitan area, you will be like a kid in a candy store when you start shopping for a home. The overall lot sizes, options, and amenities in most suburban neighborhoods outshine any state in the Union when it comes to the bang for the buck factor.

Growing up North, I’ve always been fond of residential suburbia, which greatly defers from subdivision living encountered upon moving to newer and expanding locations, such as, Houston. However, the growing trend in housing is “master planned communities”, which according to Chris Fiscelli writing in Reason Public Policy Institute, are “suburbia’s response to the boring, cookie-cutter, detached globs of housing that still make up much of America’s suburban nation”. The distinguishing markers of a master planned community are as follows; golf courses, expansive parks with bike paths and jogging trails, and even community clubhouses with recreational facilities, such as, pools and spas. So it seems that just as Americans are demanding more amenities and luxuries in their everyday products i.e.; cars, cell phones, we are now requiring our neighborhoods to supply an abundance of recreational amenities from which to choose but how do you know which community works best for you and your family?

Home Prices In Houston Texas Are Rising Despite National Averages

February brought a surprise to many real estate professionals as the housing prices rose more than they ever had in history for that particular month. It is quite confusing to most, as the sales for single-family homes are still muted slightly, but the prices continue to rise. This could be that many are speculating on the oil and gas industry creating more well paying jobs in the near future, as the price per barrel of crude oil continues to rise currently. Texas is surely blessed right now as far as a much stronger economy than most of the US is currently having to weather.

It is definitely a buyers market still, but for first time homebuyers, the signals are mixed for those that are almost at a point of being able purchase right now. Even though Oil prices are high, that means that even Houstonians are going to have to shell out five dollar per gallon prices that are on their way. Household budget in general wane when taking a monetary hit like that, and could cause some homebuyers to pause their real estate hunting for now. When you hear stories about people having to get personal loans to buy fuel to drive to work that is a red flag that should heeded.

For those who have the funds on tap to buy a home in the Houston Metro area right now, the timing could not be more perfect, as many luxury custom homes can be found at near wholesale prices. This is also a great time for real estate flippers that can wait out the market, and let prices naturally rise back to where they were just a few years ago.

Jobs are being added daily and from 2010 to 2011 the oil and gas sector added nearly sixty thousand jobs in the Bayou City. The real problem for brokers and agents is finding the perfect storm for a sale, and that means having the properly priced inventory, and prospective homeowners that have excellent credit. The fall out of foreclosures that has taken place over the past thirty six months has tarnished credit scores, and forced many to search for apartments, since they can no longer qualify for a home mortgage. Sadly now there is an apartment shortage, and landlords are requiring excellent credit to be approved for a lease.

The home prices have lowered but so have salaries, so if people can get their credit scores back up to the mid seven hundred range, a save up a decent down payment, then they should have no trouble purchasing a home.

Houston’s Best-Selling Master-Planned Communities

Houston luxury subdivisions are easy to come by, as Houston features a myriad of fantastic communities in which to call home. However, there are a few that not only meet the bar when it comes to excellent, luxury living in Houston, but they set the bar. Builder.com recently compiled a list of the best Houston luxury subdivisions, which also happen to the best in terms of sales.

Cinco Ranch is the place to go if you want to find fantastic Houston luxury subdivisions. This Newland Community, which is located just outside of Houston, was named number-one in terms of sales, with 887 total net home sales, followed by the highly sought-after Woodlands, which ended up with 633 net sales for 2009.

In fact, according to Builder’s list, four Houston communities fell into the top 10 list of best-selling communities in the country. Three of the communities in Houston featured in the top 10 are located along Houston’s energy corridor, which shows a shift in trends regarding where Houston residents want to reside. Builder.com says: “There is a trend reemerging of people wanting to move back closer to jobs and services, rather than choosing exurban bedroom communities that are devoid of these elements.”

Another reasons Builder shows for the Houston communities on the list is the quality factor. Many builders now recognize that buyers are looking for master-planned developments and quality homes, and many of the Houston luxury subdivisions fit this bill nicely. In fact, if you want to find quality homes, Houston is the place to be.

Here is where Houston communities fell in Builder’s Top Ten List:

  • Cinco Ranch – Newland Communities (Total net sales in 2009: 887)
  • The Woodlands – The Woodlands Development Corporation (Total net sales in 2009: 633)
  • Telfair – Newland Communities (Total net sales in 2009: 450)
  • Sienna Plantation – The Johnson Development Corporation (Total net sales in 2009: 280)

Other communities in the nation to land in Builder’s Top-Ten Best-Selling Communities list include: two communities in Las Vegas, two communities in Phoenix, one community in Salt Lake City and one community in Tucson.

Sugar Land Recently Ranked Safest Community in Texas

The Sugar Land home market is strong and dynamic, and has weathered the economic storm beautifully, even as other communities in Texas struggled to make gains. Now, the Sugar Land home market has another feather to add to its cap: it was recently named the safest city in Texas and the 12th safest city in the United States, according to FBI crime statistics, and published in “City Crime Rankings 2010-2011” by the Washington-based CQ Press.

According to Sugar Land’s Police Chief Doug Brinkley: “We are committed to providing exceptional public safety services and taking a leadership role in building community partnerships. It’s important for us to stay connected to the community, which enables us to work together to create a safe environment to live and work.”

Sugar Land Top Safest Cities

Some of the statistics that landed Sugar Land as the safest community in Texas include the fact that violent crime decreased 11 percent in 2009 and investigative clearance rates increased by 4.7 percent.

In Sugar Land, as of 2009, the violent crime rate was 1.38 per capita; the rate when calculated as a state was 5.08, and the national rate was 4.55.

The publication also took into consideration a series of basic, crime categories, including: murder, rape, robbery, aggravated assault, burglary and motor vehicle theft. The cities included in the publication had a minimum of 75,000 residents.

The Sugar Land home market is strong, and the recent rankings are surely only going to make it an even more popular community in which to live.

Houston Crime Statistics

Other statistics included in this publication involve Houston, which was ranked as the ninth-highest for cities nationwide. Unlike the Sugar Land home market, Houston is ranked alongside cities like Columbus, OH, and Detroit, MI. It was ranked among the most dangerous cities in the United States with populations of 500,000 or more. However, it is important to point out that violent crime fell nearly eight percent this year and it is expected that rates will reach their lowest since 2000.

Mansion Market Bounces Back with a Bang

It seems as if sellers of River Oak luxury homes don’t have a thing to worry about. After a year of worrying and fretting that the luxury home market in Houston was all but dried up, the first quarter of 2010 brought about some surprising news. It looks as if the luxury home market is making a nice rebound.

The Mansion Market is Alive and Well

To illustrate this fact, consider that homes priced more than $500,000 in Houston saw a 49 percent increase in sales from March 2009 to March 2010. In addition, many real estate agents from some of the wealthiest communities – including River Oaks West University Place and Memorial – saw a huge increase in sales for homes priced over $1 million.

Cash Deals on the Rise

River Oaks luxury homes, which are some of the most expensive homes in Houston, are being bought through cash deals, which thereby makes transactions go more smoothly. Many industry analysts think that the rebound of the stock market since 2009’s market mess is a big reason why the luxury home market is surging, and why many cash deals are taking place.

Houston has a lot going for it in terms of luxury home sales; mainly because Houston didn’t experience the out-of-control appreciation of the housing market like many other parts of the country.
